Termite Letter – Is it Needed? YES!

Many lenders no longer require termite letters as a part of the loan document requirement and with the 2007 GAR Purchase and Sale Agreement changes, many Buyers will now obtain their own termite letters. Remember, however, as a Buyer, you should always consult with the mortgage lender at the time of application to determine whether a termite letter will be required as part of the closing.  I always recommend getting a Termite Inspection, considering Georgia has the 2nd highest rate of Termite infestation in the country.

Additionally, the lender may require a copy of the letter for closing if you have negotiated for the Seller to provide a termite letter and/or termite bond at time of closing. This should be provided to your closing attorney’s office prior to closing to avoid any last minute delays or problems.   You should always try to negotiate for the Seller to get the Termite Letter.
